If you’ve ever dreamed of living in a home surrounded by a moat, you may be a misanthrope. But you’re also in luck. A new real estate listing is promising modern seclusion in Rhode Island, where a cottage up for sale happens to be the only property on an island.

The house, which has the on-point address of 0 Patience Way in Portsmouth, is being offered by RI Real Estate Services for $399,900. That buys you a 609 square-foot cottage-style home with two bedrooms, one half-bath, a kitchenette, and .4 acres of property, all set on Patience Island in Narragansett Bay.

This level of privacy does have some asterisks. For one, there’s no electrical service on Patience Island, so you’ll have to settle for a solar panel. It’s also a cash-only listing. But there may be potential for profit as listing agent Michael Russo is suggesting the cottage has Airbnb potential.

The 160-acre island is also not completely private. It can be reached by boat, so any future cottage dweller may have unexpected visitors if someone decides to pay them a visit for a glimpse of the birds. (Deer and rabbits are also co-occupants.)
